Land sourcing and website information
J Myles Land Group connects builders with potential land opportunities and speaks with landowners interested in their options. We may acquire property or assign contractual interests in property. A particular transaction is governed only by its signed written agreements and required disclosures. Submitting an inquiry does not create a purchase contract, agency relationship, exclusive arrangement, or obligation to transact.
Website content is general information, not legal, tax, investment, engineering, or zoning advice. Property availability, price, and terms must be confirmed. Landscape imagery is illustrative and does not represent available inventory. No property, buildability, profit, closing date, or transaction outcome is guaranteed.
Independent due diligence
Buyers are responsible for verifying title, boundaries, zoning, permits, access, utilities, environmental conditions, flood risk, suitability, and any other material facts with qualified professionals. Do not rely on an introductory discussion as a substitute for independent verification.
Use of the website
You must be at least 18 and provide accurate information you are authorized to submit. Do not use the website for unlawful activity, spam, impersonation, or interference with security. Our branding and site content may not be reproduced for commercial purposes without permission. We may update the site, and reasonable care does not eliminate the possibility of errors or interruptions.
J Myles Land Group SMS program
The optional SMS program covers two separately authorized categories: informational messages about your inquiry, appointments, and property discussions; and recurring marketing messages about land opportunities and land acquisition services. Messages may be sent using automated technology. Both opt-ins are optional and initially unchecked on the inquiry form.
Informational message frequency varies. Marketing frequency is up to 4 messages per month. Message and data rates may apply. You are responsible for any carrier charges. Consent is not a condition of purchase or doing business. The website currently collects consent but does not send SMS; sending will require an activated messaging service and any required brand and campaign registration.
Enrollment and your choices
To opt in, provide a mobile number you control, select the specific optional SMS checkbox you agree to, and submit the form. Checking a marketing opt-in and submitting it documents your electronic written consent to that disclosure. Providing your number without selecting a checkbox does not enroll you. You can choose either category, both, or neither.
Opt-out and help
Once texting is active, reply STOP to any program message to stop all J Myles Land Group SMS messages. Other reasonable revocation requests will also be honored. You may receive one final opt-out confirmation where allowed, and no further texts unless you provide new consent. Opting out of texts does not prevent you from continuing by phone or email.

Delivery, privacy, and changes
SMS delivery depends on your carrier, device, and network; carriers are not liable for delayed or undelivered messages. Tell us if you stop controlling the number you supplied. We do not share mobile numbers or SMS opt-in consent with third parties or affiliates for marketing. Read the Privacy Policy for information handling and retention.
We may modify these terms prospectively by updating this page. Changes do not authorize new messaging subjects or expand existing consent. Any dispute about a land transaction is governed by the applicable signed agreement and applicable law; these website terms do not replace it.
